Legal Question in Landlord & Tenant Law in India

i am tenant in chandigarh,i proved and settled rent with previous deceased landlord as rs.1000/- pm.now,the new landlady,legal heir of deceased is claming it to be rs.4000/- pm.but,the court ordered to depost rs.1000/-pm.should i deposit or not.my defence may be struck-off on non-compliance.can the new landlady file application for enhancement of monthly rent.whereas,i am paying the admitted and proved rent as rs.1000/- pm i court.secondly,the new landlady is not living in the premises and not even carrying out repairs or paying electricity/water bills.how the monthly rent is deposited in court treasury.now,what measures i should take as remedy.i had lrady paid rent twice in the first rent petition pending and counter clam is yet to be adjusted .this is the second subsequent rent petition filed by the landlady.should i get the whole matter stayed or whatelse.what is benefit of paying monthly rent in court by the tenant.please advice.thanks.
