my tenant in 2005,nov, took the tenancy by paying an advance/salami of rs. 265000/ and paying rent for rs. 500/ now he wants to vacate the shop by transfering it to another person thru me and for this he is taking an advance of rs. 1500000, can i impose new rent as per my condition on the new tenant. also for name transfer what percent am i eligible from the advance amount that he is taking from the new tenant.plz suggest.

the tenant has no right to transfer the tenancy and you may enter the agreement with the new tenant.
