Tenants are defaulters for last 36 months

I had purchased an old house in 2005 in which two shops are rented by the old land lord.

I want to renoovate the house and want to stay there with my family.

Both the tenants are not paying any single rupee for last 36 months. ( Since May 2005 I have not received any rent )

Both the tenants have sub let these shops to their sons.

I have issued notice to both of them for vacating the shops within 30 days from the date of the receipt of notice or before 31/07/2007 .

After the issuance of the notice both the tenants have sent the lumpsump rent and taxes by money order which I did not accepted.

One of the tenant is having another shop in front of the rented shop.

I am resident of Gujarat.

What is the future of my case in court ?

you can take a combination of ground to make ur case for their eviction
