What to do if tenent/licensee has signed the agreement of leave and license but not ready to register. On good faith, he has started leaving in the primisses. He has not given any rent or advance.

send him a notice to cancel the leave and licence agreement and ask him to vacate. if he refuses file a case for possession and damages
