Legal Question in Landlord & Tenant Law in India

We are a tenents of the shop for more than 40 years our landlord filled a eviction suit against us five years back since then we are paying rent in court. Now i want to rennovate by shop furniture and fixtures to the latest treand because our furniture are more then 40yrs old.landlord not goving us NOC for this so wat are the legal option we have and how much time will take to get the order frm court. Since we deal in gold and silver jewellery for security we want to renovate our shop.
