Legal Question in Landlord & Tenant Law in India

We are a charitable institute and we had a lease agreement with another charitable institute in the area which has expired in 1996.
Now we are trying to renew the same but the landlord has suggested us to purchase the area from them and we have no objection with it.
Would you please guide us regarding the precautions to be taken in this case and will there be any issue of the period of around 15 years in which there was no legal agreement done between the two institutes?

if you are willing to but there no legal prolem. you have to see whether the buyer title is clear or not.If you give me the legal papers regarding title i can suggest.
Not the buyer but the seller title is free from any encumbrances, check that out. Go for title search as well.
