Vacating on landlord wish
I h'v been staying in thippasandra, banglor since 5/07/06 in a rented premises on II Floor like a studio apartment. The landlord stayes on I Floor. According to the agreement, I payed him 8 month advance i.e. Rs. 40,000 @ Rs 5,000. I payed advance in 2 installment 25000 0n 05/07/06 & 15000 on 05/08/06.
During this 2 and half year I got marry and from nov 2007 my wife has been staing with me in the same home. But as per the agreement I started to pay him the rent with 5% increment on yearly bases. Now I am living with my wife so he asked me to pay Rs. 6,250 per month from October 2009.
Now, in Jan 09 my landord wants me to vacate the home asap given the reason of his daughter marriage. He told me verbly to vacate the home on 10 Jan 2009. He has given me the same broker's mobile number also to search a new rented accomodation for us (me and my wife). I searhed and found a 1 BHK for us and for this new home I have to pay Rs. 8000/month with 10 month advance and broker's commission.
I asked him to give me my advance, but he is charging one month rent (6250) and giving me the balance amonut. I am vacating on his wish what is law for this case? Am I liable to cut off 1 month rent from the advance money i.e. Rs. 40000/-? Plz help...

You may need to check up the contract between you and your landlord.
