An owner of a flat approached a financial institution for obtaining mortgage loan on flat. He was owner since construction and the undivided share of land was registered in his name. The property Tax / electricity bills are issued in his name. The registrar office records show the property in his name and that there are no encumbrances from the date of purchase to date. The institution approached its legal advisor. Apart from the above information the councilor wanted proof that the land belonged to the party who issued power of attorney to the builder/construction agreement and copy of power of attorney. Why the advocate is asking for all this? Are the information that the owner has not enough to prove his ownership over the flat for the past two decades? Is the councilor trying to show he is doing work for the money he gets for counseling?

You may better cooperate with the lawyer and provide him necessary documents if you want him to prepare a "title search report" in accordance with law.
