Legal Question in Real Estate Law in India

We have 10 acres agriculture land which we give on contract basis each year. My grandfather has given 3 acres for about 12,000 quite years back to a person. since then that guy has doing it on 3 acres. But the land is sealing land i.e. it can not be sold to anyone without government permission. Now I want to buy that 3 acres from other guy, what should be official language of my deed? The entire 10 acres still on my name, I want to remove that guy from my land without any dispute.

Nature of document depends on what is reflected on records and what parties intend to do.

For example, if as Landlord you want to remove person recorded as tenant under BT&AL;, then you need to approach authority under that act and private documents are not permissible.
