Before 1999 there was no requirement for sale deed on purchase of new flat from the builder but after 1999 sale deed is compulsory. By which notification this came in to existence.

Sir: Execution of Sale Deed and its registration flows from the Transfer of Property Act and Registration Act in as much as any immovable property of Rs. 100 or more requires Sale Deed and its registration.

i agree with Mr. Arya. the law is clear in this case that transfer of an immovable property needs to be done through a registered document i.e. sale deed or gift deed.
