35 * 40 site under Grama Thana and HI - Tech Zone

Hello,

I am plainning to buy a site (35 * 40) in Ponnthur village (Near outer ring road, Marathalli, Bangalore). Owner of the land says that this falls under Gram Thana currently. But he also says that it comes under Hi - Tech Zone as per CDP plan. I am confused about what this means. How does the same site come under 2 categories (Grama Thana and Hi -Tech zone). Please let me know if I can buy this site and can get it converted later by paying betterment or coversion charges. Thanks in advance.

You have stated that it comes under Green Belt and Hi-tech zone. In green belt you cannot buy it and even if you buy it your land may be confiscated as it will be Agricultural.

but if the CDP changes to hitech zone, then first apply for conversion of land and take permission from BDA and then buy the land, but hi-tech is meant only for software office. so be careful, show the entire papers to an advocate near your place and get his opinion, then only invest, without which you may lose the money.
