I am 70yr old, i have a flat in my name in mumbai, india .i want to gift it to my younger son, as my elder son has left me and staying seperate and is not taking care of me and my wife. my younger son takes care of me and my wife. can my elder son question the gift given to my younger son.does he have any rights?

If this house in Mumbai is your self acquired property and not an ancestral house, you could gift it to your younger son. However you have to ensure that the Gift Deed is registered. During your life time your elder son has no right over the house.
