Agriculture land Gujarat

I want to purchase an agriculture land in somewhere in Guajarat State. It is owned by Scheduled Cast and it is converted into old tenure from new tenure. Will there be any legal problem during selling the property?

As far the land is marketable and clear and free from all reasonable doubts there is no problem in purchasing a New Tenure Land. There are few legal restrictions if you are buying a New Tenure Land which are as herein mentioned :

(1) You can sell Old Tenure Land without any sanction letters of Goverment permission.

(2) In case of New Tenure Land you have to pay 80% premium to the Goverment in case of sale or construction.

(3) The new tenure land has got many restrictions when you deal.

Before dealing with the land please make sure you obtain the following documents :

(1) 7 X 12 Abstract Forms including Form 6.

(2) Check if there are any reasonable doubts.
