Legal Question in Real Estate Law in India

Whether Bayana amount is refundable if property dealer cheated me as plot owner is not that person who sold me the plot and Bayana receipt is given me against amount paid as Bayana. What type of legal action I can do against them sothat my Bayana amount will refunded. Please suggest me
