Legal Question in Real Estate Law in India
I had booked (prelaunch) a flat in BPTP Parkland Pride in Sector-77, faridabad & made 30% payment of BSP(34 lacs). Now the builders has send the Flat Buyers agreement (2 copies), one Ideminity bond & undertaking need to be signed & submit by me.
My question in The FBA, builder has send is on RS 50 stamp paper & below it is written (non judicial stamp paper of Rs100/- should be signed by all parties). what's that ??
if most of the clauses are included in FBA? then why the builder is asking for separate undertaking by me ? IS this a normal thing ?

Agreements are done in Non Judicial stamp paper only. Maybe it has wrongly written as Rs. 100/- all parties have to sign the agreement. No need for Indemnity Bond and undertaking separately. But anyway it will only be proper, to give a opinion on this, after going through the Agreement and the undertaking to avoid wrong conclusions.
this is what builders do. they make u sign end number of papers as they want to secure themselves against inordinate delays of their projects and to safeguards themselves from levying unreasonable costs. you may approach a lawyer and seek clarifications from the builder by sending a notice.
