Legal Question in Real Estate Law in India
We bought a flat from a developer at Bangalore in 1998, whom we came to know recently that he has not conveyed the entire extent of land (3375 sq.ft) to all the six buyers. He has retained 14% with him. He does not own any flat in the complex. Can the six flat owners together enter into a MoU and then register a rectification deed without bringing the developer who is the Power of Attorney of the original land owner. What will be the SDR charges for registering such rectification deed? Do you any other suggestions to overcome any problems in future?

you would need the seller or his power of attorney for the rectification deed which can be done on Rs. 100/- paper
