We have bought a flat in DLF Ph IV Gurgaon from a gentleman who purchased it from the original owner and apart from the original documents of allotment etc in the name of the original allotee, the gentleman from whom we have purchased has a GPA in his name, a sale deed in his wife's name and a will from the original owner. Subsequent to the purchase we want to register the sale deed and flat in our name. What will be the procedure?

you have not mentioned the dates of the documents like GPA/ Will and Sale Deed in wife name.

Since Mr. "Gentleman" already has a sale deed in his wife name, there is no relevancy of original owner any more. you may get the sale deed in your favour from the wife of mr. "Gentleman" and get that sale deed registered.

this transaction is complicated as the original allottee made a will but is the original allottee still alive or dead. is there any legal case pending? how can the seller have a GPA in his name and sale deed in wife's name. did he himself execute the sale deed. if the seller has GPA, then how can title pass through the will. in my opinion, the transaction is sham.
