Legal Question in Real Estate Law in India

i bought a residential plot 40 years ago. now it is in approved colony. i bought it from from four brothers althogh in mutation(intequal) it belonged to there father which was not alive at that time.i immideatly took possesion of it . water and electricity connections are in my name as i build home in plot and residing here for last 40 years.i has originale sale deed of buying. also i has original sale deed of previous buying(when father bought that plot).now problem is that somehow i forgot to get mutation of this plot in my name and in fard it still belong to that father. now only one brother is alive rest are dead. even witness is also dead. so my queries are

1) can i mutate plot in my name as i have original sale deed after such a long time i.e 40 years.. is there time limit for mutation after sale deed if possesion has been taken

2) if yes do i have to explain reason for delay

3) if yes what is procedure to get it mutated

4) no dispute is there

5) MY PLOT IS IN PUNJAB STATE

you may go for mutation before the concerned official. in case there is no dispute, there may not be any further delay.
