There is a real estate broker who had shown some premises to one person who is now giving an excuse that at the time of showing the premises the rates were not suitable to him and he preferred ground or 1st floor the entire building was vacant the meeting was conducted on the third floor of the same premises the choice was left open to him of any floor today he has taken the third floor premises & is regreting to pay the brokerage to the agent he states that at the time of showing the premises the prices did not suit him & also states that he has taken on the 3rd floor instead of the Gr floor so please answer my query, what steps can be taken & send some related case laws for referrence.

Is there any written agreement in regard to payment of brokerage,if yes then proceed on the basis of agreement and sent him notice demanding your brokerage and if not then also sent himm the demand notice and after receiving the reply take the legal recourse in view of reply.

regarding brokerage if there is any agreement or any document of proof - contact a lawyer and send a legal notice.

It all depends on what has been agreed and how you propose to prove the same. Normally, a broker remains in picture till conclusion of deal and mere showing of some property does not entitle him/her to claim brokerage.
