Legal Question in Real Estate Law in India

I brought a flat from a owner in Kerala Trichur. The flat owner has not cleared his belongings like furniture, electronics , clothing etc even after 3 months of sale agreement. We have reminded him a few times but he is not showing any interest . Can i legally document these items to be mine now . If so how and what is the procedure so that in future if the owner asks for it , this legal paper shld protect it.
