Legal Question in Real Estate Law in India
My builder says that the undivided share of the flat is decided by the government norms and the sub-registerer. He says that for a particular flat, the UDS can be 40 to 50% of the actual flat built up area... I am really not sure how the undivided share can be decided by the government!!!
Also, is there any complex formula provided by the registration body to calculate the UDS of the flat??? I am totally confused...
Any suggestions?

No. The UDS is calculated in proportion to and based on the constructed area and the common areas in the building.
