You may engage any local lawyer for this purpose, else one single mistake can create a problem coz usually there r chances of fraud in selling and buying and your local counsel will conferm the same and also guide you properly.

Depending upon the nature of transaction - from whom you are purchasing - the required help my vary.
you need to contact a lawyer for the same as other details are required for same
yes, you should contact a local lawyer as there are chances of shady deals in case you just rely upon the dealers. you may get the documents prepared by a local lawyer in bangalore and he would help you getting the same registered.
You inintially has to seek for the link documents of the property owner and Encumberance Certificate of the same. Then you have to check the names and area mentioned about the proeprty in the agreement between the builder/developer and the owner are as per the records apparent.Check if the plan was sanctioned and approved by the local authorities(Municipality). However if you are so suspicious even after going through all the above conditions then hire a lawyer or scan and attach all the documents mentioned as above to my email id [email protected]
Engage competent and experienced lawyer for investigation of title and related matters.
