Legal Question in Real Estate Law in India

I want to buy a plot in Kolkata. The owner of that plot is telling that he has lost the orginal deed of that plot. He has the certified copy of the same. In this case if I want to buy the same what are the documents I should look for or the procedure I should follow to avoid any kind of trouble in future.

Consider reporting loss of original title deed to police, issue a Public Notice about such loss.

After expirty of reasonable period thereafter, you can proceed further with necessary Declaration and Indemnity from owner.
