Legal Question in Real Estate Law in India

we buyed a plot from society in 1986 in ap,at that time at was not registered,it was in the name of my mother ,now in 2006 it was given to my father as gift deed registered from my mother ,this plot can it come has heriditary to children ,or my father again has to regstration gift deed to their children.is gift deed registration valid or not, who will have rights on that plot.

Registeration of Gift Deed is mandatory. This is not hereditary but self acquired for your father now. Your father has a;ll the right to gift , sell or will it to anyone. Inheritance may be possible only after demise of property holder.
