Legal Question in Real Estate Law in India
I am buying a property in Bangalore (India). Seller has GPA (Registered) for the property. There is no tax submitted since last 20 years and submission of tax is taking time due to khata transfer BBMP.
Now, Seller who is in dire need of money is asking for money and has suggested for doing GPA (registered) in my name and hand over the property. Registeration of property will be done when all docs are available and tax submitted.
1- Is this solution right?
2- What is the complexity?

you have to check out GPA and its real owner. if the real owner is no more than this GPA is not maintenable and in other situation it may be revoked at any time. Dont do hurry.

If all the things are in order vis-a-vis title, ownership, possession, validity of GPA etc., then GPA alone may not be sufficient for transfer of possession and enjoyment of property. As also, performance in future, if there is a breach.
It is advisable that the GPA is read thoroughly. The Khatta transfer can be expedited by lawyer but you need to be sure of the title of vendor for that certainly consult a lawyer before you sign any agreement.
