Cancellation of GPA

I am planning to purchase a flat in Bangalore.On getting legal opinion I was informed that the GPA executed by one of the former owner of the land has to be cancelled. Can I go ahead and buy the flat without the cancellation of GPA ?. What would be the implications if I do so ?.

We suggest you to include that GPA during this transaction. This GPA will have a very significant role during this transaction and in the tranfer of the ownership titles. The current GPA holder holds all rights with regard to this property as assigned to him under that GPA. In order to own the property with all absolute rights, you will need to cancel the old GPA and to execute a new sale deed/IGPA in your favor alongwith other documents.

Please confirm whether the title of the property is clear? This can easily be done through a small property due diligence process.
