Legal Question in Real Estate Law in India

I have given my commercial premises on 11 months lease to a ltd co in PUNE. The agreement is just signed by both parties It is still not registered as they are avoiding to get the same registered.Now my questions are

1)i have written E-mails to get the same registered,which they have confirmed

2)They have now prematurely terminated the agreement,but are not agreeable to some points ... like painting the same when they move out and other minor issues.

please answer me as to where do i stand after all this and am i protected by the law ?

In case you believe that there is a breach of any term of the agreement, you may approach court for necessary relief.
