construction in approved place

i have plot for 2100 sq ft registed and proper documents. in the lay out it is 35*60 . it is available with compound . left side an indivitual has been constrcuted. and back side and right side compound belongs to flats owners. so there is no dimentional proplems. plot size is as per the lay out .... now in authority approval drawing the width and length dimension is less 5 ft comparing with the real available size.. so now what will be my FSI. in my neibour house also same proplem, some how they have constructed in full areas. please also tell me why this of variation and how should i plan for constrcution if the approval authority is strict

I would advise you to contact the local revenue authorities and let them know about this issue.

Check official demarcation and revenue records for the areas recorded.

Generally, if area on demarcation and revenue records differ, the municipality grant FSI on the lesser area.

You should avoid any encroachment and confine the construction to the area you own. For actual demarcation, you may contact the local revenue authorities.
