Legal Question in Real Estate Law in India

If a customer has booked property from a developer and already registered the property including the stamp duty but is forced to cancel the deal due to loan refusal from the banks side, what happens in that case? What are the options available both to the customer and the developer

Since the property is registered in the customers case (Related to question 5), can the developer still sell the same property to another customer later?
