Dear Sir,

The owner is basically an NRI, her brother had purchased this flat in 1979 from the builder. In 2007 the flat was transferred to the present owner and a registered gift deed was executed for the same.

The owner has the gift deed, society certificates, society maintenance receipts and electricity bills in original. The building also has obtained the Occupation Certificate. But she does not have the first agreement (builder to her brother) in original or copy. Also she confirmed that the agreement between builder and her brother was not registered as this was not the practice in those days.

The Owner has not filed the NCR (FIR), but she is ready to make it and make other necessary declarations.

you may obtain the copy of agreement from the builder. in that situation, your chain stands complete.
