Legal Question in Real Estate Law in India

Dear Sir I am developer and builder. I want to purchase of plot of land. The plot of land was owned by the person / member of coop housing society. Then the same was sold to another person. The city survey record does not contain the name of the society as owner but the name of the person is shown as owner. Then that person sold to Mr Bhaskar and now bhaskar wants to sale that to me. Purchase deed of Bhaskar contains backgrount/preamble that the plot was earlier owned by the member of the housing society.

Now I want to construct a apartment on the same plot.

My query is whether I can construct apartment on the plot and legally transfer title of Flats to customer?

Whether there is any necessicity to take permission of any authority of Coop Society before constructing apartment?

Laws relating to societies as well as development of lands are made by the concerned State Govt. Check laws applicable to area where land is situated and act accordingly.
