Legal Question in Real Estate Law in India

Dear Sir, My parents are living in Nellore at Andra Pradesh. I am married person having 3 years child residing at chennai. All our property was in my mothers name which was purchased by my father on his hard work savings. My question is my mother transfered 50% of property to maid who is taking care by them past 10years and 50% property to my sister who is living lonely with 2 femail childrens (Divorced) in Nellore at Andra Pradesh. What is the share of my property in my parents. on who's name i have to file suit in court to get my share of property. Whether my mother having right to transfer the property on his will. please suggest me for the above.
