Legal Question in Real Estate Law in India

Greetings!
I would like to buy a house, But the owner of this house {A leady} is dead before two years. Now her husband want to sale this. He has three daughters one is adult and another two under 18 years.
Person has given me two option to buy.
1-He and his three doughters ready to sing on power of autory because registry is baned since last one year.
2-He is ready to take full authority with the permission of three doughters.
How i can buy this property in a legal way. please help me.

the husband needs to apply for succession of the house and the children need to relinquish their shares. this would further ascertain whether there are any other legal heirs or claimants to the property.
Registry is banned indicate that there is legal problems/issues in the matter.
Consult your lawyer with full info/details for proper advice.
The rule is "buyer beware". You need to obtain a "search report" about title before proceeding further. You should buy only from all the legal heirs after they names are recorded as owners.
