Legal Question in Real Estate Law in India

Dear Sir,

We had purchased a built up house near chandigarh measuring 16'.5'' front x 44'.4.5'' length x 20' i.e 90 sq. yard. back. At that time we did not measured it. When we tried to get the NOC for water connection we found on measuring that it is actually 17'.3'' front x 45'.3'' length x 21'.3'' back i.e 96 sq yrd. Some how we got the NOC. But now we want to construct the first floor and second floor. But we have been told that we will be having trouble while sanctioning.

Please suggest. Ours is a corner plot. On one side it is constructed house and on other side and back is the land acquired by the government.

You may consider making a building plan on the area purchased by you leaving the excess area.
