What is the diffarance between agreement for sale and sale deed

Agreement is only to complete the sale on a future date and it gives all the details of terms of the agreement, as to property, description, consideration, seller, buyer, the period in which sale would be completed etc.. The sale deed takes place when the property is actually conveyed by exchange of consideration and possession of the property by registered sale deed document

agreement for sale is the first step where bayana(Earnest Money) is paid by the proposed buyer to the proposed seller. once the sale deed is executed, it becomes a complete sale. both the parties are bound by Agreement to sell.
