documents to be verified while buying a resale house

I am planning to buy a resale house in Mumbai. Can someone please guide on what are the legal documents that i should be verifying from the house owner before entering into the agreement ?

The owner with whom i am dicsussing is mentioing that he does not hold a Occupancy certificate (OC) and CC (not aware about the long form of the abbreviation). Is it advisable to go ahead with the deal? What are the significance of these two Documents ? Are there any other documents that are of 'Must to Have' nature for a resale house?
