documents to be verified for purchase of land
sir, im planning to buy a pieace of land at hyderabad. in such case what are documents which i need to verify or ask for. kindly advice

There are several documents and other things one should check & verify before purchasing any immovable property.
It is necessary that you should appoint a good lawyer and do further needful.

Following documents may be checked and verified before to make decision for the purchase of immovable property:---
1. Current Sale Deed or Allotment Letter along-with its certified copy.
2. Mutation in Revenue Record or in Society Record.
3. NOC if land falls in society or NEC if same falls within Revenue Record.
4. Record in Taxation Department, if tax is applicable.
5. Fard for sale & Aks Shajra/Site Plan if land is in Revenue Record.
6. All utility bills such as electricity, water, gas, phone etc.
7. All chain deeds, if any.
8. Original and certified copy of Power of Attorney, if any.
9. Rectification Deed, if any.
10. Nature of land such as residential or commercial or industrial from respective departments.
A common man cannot go through these verification except to with the help of expert attorney. Appoint a lawyer who will complete all formalities.

Sir:
One has to examine the title of the land, the dues if any upon the land, if the person selling the land is not the person in whose name the title is then the link between the two. in fact, one should seek the services of a professional in this regard.

You should examine title documents of the owner for the last 30 years. It may be better if the 'title verification' is done by a local lawyer after depositing the requisite fee in the office of collector.

The main documents to be verified in such a case are:
1. Copy of the sale deed through which the seller got his title to the property.
2. Copies of all earlier sale deeds - to verify the chain of past owners of the property.
3. Registration details of the sale deed Agreement to sell the property.
4.Receipts of payments made by the purchaser to the seller Copy of the sale deed for registration purposes.
