Legal Question in Real Estate Law in India

I entered into an agreement with a real estate owner to purchase his land for Rs 10 lacks duly

paying Rs two lacks as advance with a condition that i would get the land registered within sixty days

paying the balance amount at the time of registration . The period of sixty days time is going to lapse within five days and i am requesting the real estate owner to give some more time to enable me to pay the amount and get the land registered . The real estate owner is refusing to give any more time beyond the sixty days.

What should i do now ?

You should arrange money and get the property registered in your name to avoid forfeiture of advance paid by you; unless there is a clause of extension in the agreement.
