i entered into an sale agreement (un registered)to sell a house, on 2-12-2010,and recieved a sum of rs.25,000/.as advance.subsequently there is no response or any payment from the buyer.i want to cancel the deed and to make another agreement to third party.how long the agreement was valid?

What is the period mentioned in your agreement to cancel the agreement ? how could you for an agreement for mere 25,000/- ?

you may send the notice of cancellation of agreement to sell to the proposed buyer and you may re enter the agreement with third party.
