Legal Question in Real Estate Law in India

Hello Experts,

I have come across a plot property for sale, as the owner of the property is in USA, he has given GPA (to his cousin in India) which is not registered but validated. Is it safe to buy the same?

What more messure can be taken to be safe.

No it is not safe to buy such property. If the owner is in USA ,he should have given this GPA duly attested by the Indian High Commission . Maybe the cousin is trying to make quick buck.

First try to independently find out whether real owner really wanted to sell and whether GAP is really given.

If price of property is substantial, then calling owner himself from USA should be considered. Cost of a well planned to and fro trip from USA is not much.
