Legal Question in Real Estate Law in India

Hello experts,

Thanks in advance for clarifying my question.

I am living in a flat. There are 6 flats in the apartment building and this apartment was built about 18 years back. When we add up all the UDS of each of the flat, it doesn't match with the total land area. Also it is observed that for select flats, builder has registered 50- 100 sq ft from common land area with exclusive rights in addition to the UDS. Even after taking these additional area measurements into account, the total area doesn't add up to the total land area.

My question is, if someone were to buy all the 6 flats with the intention to demolish and construct a new flats,will there be any issues since there is some land area missing as per documents. Could you throw some light on this please.

it is a difficult task as the same needs to be built as per the title deeds and municipal laws.
