Extra Land in Possession
we have purchased a plot having 4600 sq.ft. we have done development agreement and taken POA for that plot, but now we found actuall possesion of 6000 sq.ft. now what is the procedure to add this area, owner has also sale deed of 4600 sq.ft. from his purchaser, can we do another POA for extra land ?

Yes,you have to enter into another agreement and has to take POA in respect of other land.

legally speaking you can not claim the extra land. Any refrence to previous owner will be costly. He may become greedy though he has no claim over the extra land. Best advice is to keep mum and do what you want to do or else hire sharp legal brain.

First find out to whom does this land belong, if it belongs to Government then one day the government will come and demolish the structure built on it, but if you have purchased and the previous purchaser has occupied the said extra land from past 30 years and paid taxes then you can give Poa, otherwise it is difficult to give poa to the land which is extra. meet a lawyer and show all the papers and take him to the spot for inspection he may give you a better answer.

Title of extra land can not be claimed by owner, as he had purchased only 4600 sq.ft. Decide only after complete search & research on cause of extra area.
