Legal Question in Real Estate Law in India

I have family living in a flat which I own in Mumbai. I wish to sell the flat but the family I allowed to live in it are not willing to move out. They are not renters or on any contract. Please advise how to proceed with the sale of my flat. thank-you.

Sell it someone who is interested to buy a flat with people living in it or else file a suit for mandatory injunction to save your court fee or suit for possession against the person who is living there as a licensee and get the flat vacated.
