Legal Question in Real Estate Law in India

Me and my family are staying in an old rented house for close to 50yrs. The area is 95osqft superbuilt up with 650sqft carpet area. The house is under my grandfathers name and he expired in 1980. Our owner that time refused to transfer it to my fathers name. We used to pay rent regularly till 2004. In 2005 some person claimed that he was the owner as the previous owner died. The new owner did not collect rent from us. We have not been paying rent till last month 2013. But now we received a letter from a certain advocate requesting us to pay the rent and vacate the house. We are ready to pay whatever rent he is asking, but vacating the house is just not possible now. My question is on what basis can he ask us to vacate our home. As per law how much amount should we be legally getting for the house. The current rate in our area is about Rs 30,000 per sqft. What should be our next steps?
