Legal Question in Real Estate Law in India

My father died leaving a certain property with my brohter, mother, his father and I as heirs. But now due to inconvenience is paying land revenue bills, etc,we think it'd be best if the land was in the name of one person. So what would my mom have to do legally for this to happen? My brother and I are majors. Is it enough that she get a gift/relinquishment deed from the three of us?

Thanks.
