Legal Question in Real Estate Law in India
My father wants to divide the property which he inherited through his father, between his two sons, but he does not know weather he got the properties through gift deed or will, those papers are missing now. How should he divide and register the properties in his son's names?

as per law, no one can pass a better title than that he holds himself. in this situation, the title of father is not clear so the division of properties may not be possible.
