Legal Question in Real Estate Law in India
My father divided our owned plot between myself and my brother. I have got the plot which is notified as paddy field in town country planning survey in goa INDIA.
i would like to build a house (ground + 1st floor) on 200 sq meter plot of land, but i am told that i have to convert the whole plot 1st i:e the full plot given to me and my brother as it is notified as paddy field. This will cost me a lot of money. Is there any option to convert the plot of about 200 square meteres on which i will build a house. What are my options. My property is in goa INDIA.
What is the general law regarding land conversion. If it is my own land (4000 sq mtrs) which is notified as paddy field and i want to convert only 100 or 200 square meters for house building (not farm house) is there a law that permits this.
I got an answer from LAW GURU that i have to check the local law but why i wrote here is that i got an answer form goa lawyer that i have to convert the whole land ? my question why so because i want to keep the paddy field intact but convert only small part for house on my own property ?
Request to advise a law rule if exist to permit this
i would appreciate a proper response
thank you

You may be able to find answer in the provision of that local act.
you need to approach the local lawyer of Goa who is well versed with land laws and the conversion procedure.
