My father has gifted some farm land and a house to me through a deed. They are situated in a village and the pass book and tax assessment records are still in my father's name. He is paying taxes regularly. Do I need to get the pass books and records changed to my name? Is there a stipulated time period following the deed date within which I need to do this? Can I do the change whenever I wish?

Tax assessment records are kept by municipal authorities for property tax. Is this farm land situate in municipal limits?
Yes, you may get it changed in your name as soon as possible in order to give full effect to the gift deed.
You can apply for mutation of the properties falls under the revenue authorities and the house is to be transferred in your name by applying in the Municipal office concerned for the change enclosing the deed you mentioned in the question(assuming it to be a gift deed).
