Legal Question in Real Estate Law in India
My father was interested in buying a 3 bhk flat but since the builder had built flats under some scheme where he could only construct 1 bhk flats, he then told us to buy 2 flats with 2 different registrations and gave us a combined flat. The society is now demanding I pay maintenance charges for 2 flats though internally it is one unit as both the flats were converted to a 3 bhk. Please advise on the below.
1) Do I need to pay maintenance charges for 2 flats or only one?
2) If I don�t use the house for some months or a year and have not given on rent and have kept the flat locked, then do I still need to pay maintenance and if I have to pay then is it the same amount or a lesser amount
3) Can the society just charge me non-occupancy charges for keeping the flat locked rather than the full maintenance charges and what would be the basis for calculation for such an amount

If there r two registries then they claim for two flats and if u r not using then u may req. them or may give legal notice
Check bye-laws and act accordingly.
