Legal Question in Real Estate Law in India

Myself & my father owns a freehold DDA flat in Delhi , with rights 15 and 85 percent undivided share respectively.For the purchase proportinal money was paid by us.

Now I want to transfer my share (15 percent) to my mother by registering a Sale Deed..

Quesion: Can I execute this sale deep independently with mother( creating separete sale deeds for my owners) OR I need to execute this new sale Deed along with father..so as there is only one final sale deed for the flat.

Please advise

If i am not mistaken, there is a scheme of DDA whereby name of woman from the family can be added to the title without any further sale deed. You may first please check with the office of DDA before doing any further sale deed. Yes, you transfer your share by way of sale deed if you are receiving consideration from Mother or else you need to register gift deed.

yes, you can execute the sale independently by bestowing 15% share on ur mother.
